When you list with me, there is absolutely nothing for you to do but sit back and relax. Getting your home prepared and ready to hit the market is my primary task. Let me do all the hard work and make the necessary preparations. There's so much to accomplish in a short period of time and a voluminous amount of seller and buyer disclosures to sign and initial. We're going to review recent sales data and come to a decision on the most practical listing price.  Decisions need to be made such as what will be included/excluded as part of the sale, home and termite inspections, roof inspection, staging, preparing the flyers, open house schedule, will rent back be a consideration for the buyer and aerial photographs are all part of the selling process. Negotiations are a critical element as offers are received. Buyers and sellers tend to focus on tiny things that could be deal breakers. It's best to view things from a macro level. For example, would fussing over paying for a trivial repair be a good strategy if the buyer were to walk away.  I don't believe so. Many barriers and impediments tend to arise while offers and counter offers are going back and forth. These need to be carefully dealt with and navigated or the deal could fall apart. During the negotiation process, I would say the buyer has the most leverage. Why? Think about it for a moment. If that buyer were to walk away from the deal there is no transaction. Absolutely nothing.  We would be back to square one and have to wait for other buyers. There are many elements and factors at play. Is there an urgency on the seller's part to get the property under contract?  Are the sellers in a contingency situation with the purchase of a new home?  All these issues become a complex and integral part of the whole puzzle to satisfy your client. 


While waiting for a buyer, I can provide a list of homes which are "off-market" and not viewable to the general public. This will give you an edge and leverage on your home search and the possibility of making a preemptive offer to eliminate competitive buyers.
